Rising house prices in Spain have slowed, but are still increasing.
In the second quarter of 2019, the price of used housing in Spain rose 1.7 percent. The latest idealista price index shows that the average house price in Spain is 161 euros per square foot, or about 1,733 euros per square meter. This represents an increase of 6% over last year's figures. اعلانات
As noted by Fernando Encinar, who serves as the head of research for idealista, we are seeing the same type of pattern over and over again. The cost of housing has risen everywhere, but at a slower rate. Some caveats apply, such as the case with the Spanish islands, where the strong tourism industry keeps prices artificially high. Also notable is the decrease in Barcelona's prices year-over-year for the first time since June 2014. Although being quite moderate, this could be a watershed moment for Barcelona.

For the most part, the least expensive province to buy a house in Spain is Toledo (at 768 euros per square meter, or 71 euros per square foot), followed by Cuenca (799 euros per square meter, or 74 euros per square foot) and Ciudad Real (805 euros per square meter, or 75 euros per square foot).

The cost of living in the Spanish province of Cuenca rose by a staggering 4.7 percent. Santa Cruz de Tenerife and Granada follow with an increase in asking prices of 3.7%. Palma prices rose 3.2%, while Madrid prices only increased by 2.4%. Barcelona recorded a fall of only 0.3% during the autumn.
It happened in Pontevedra, where they saw the largest decline (-2.2 percent ). idealist price index
We have revised our methodologies so that we are now using the idealista reports for the first quarter of 2019. New formulas were added to incorporate idealista/data, making price analysis even more robust, especially in small areas. We avoid the occurrence of spikes in our data series by using the new methodology for calculating data from 2007 and onward.
The data statistical team recommended we recalculate the formula to find the median price, rather than the mean price, as well as eliminating nonrepresentative property listings and property listings with wildly varying prices from the market average. The change gives us greater control over our prices and further fine-tunes our pricing methodologies, with adjustments made to our price reporting methodologies in nearby countries to obtain accurate property data.
From now on, we will only keep single-family houses in our database, and we will get rid of any other kinds of property that have been around for a long time without having any input from our customers. To keep the report relevant, it has to reflect what properties sell for on idealista.
